Last week was a big week in the news for our Real Estate and Land Use team in both our Raleigh and Durham offices. Here are the headlines.
From Raleigh… Morningstar Law Group is very proud to help Shaw University position itself for a strong financial future. Raleigh City Council approved Shaw’s request to rezone over 25 acres in Downtown Raleigh for high-rise construction. As the oldest HBCU in the South and the site of many historic events, Shaw had to navigate thorny preservation issues and negotiate with various constituent groups. The deciding vote noted this was “the absolute hardest case that has come to us.” The approval will allow Shaw to leverage its real estate for new student facilities and robust revenue streams.

And from Durham… After more than four years of hard work, Morningstar Law Group successfully assisted the owners with rezoning The Streets at Southpoint last night in Durham. The approval will usher in the successful mall’s evolution into the region’s premier mixed-use center. In addition to the existing 1.3 Million sf of retail, the zoning will allow an additional 100,000 sf of retail, 1,382 residential units, 300,000 sf of office, and 200 hotel rooms while bestowing several public benefits to the community including new bus stops, more park-n-ride spaces, connections to the American Tobacco Trail, high visibility crosswalks, dedication of land for the new Triangle Bikeway, and a $1 Million contribution to the Durham’s Dedicated Housing Fund. This is a truly transformational project for the City, all funded by private dollars.
